Terms & Conditions


A current credit card and drivers license will need to be sighted on arrival.


Tariffs are subject to change without notice. Where a booking has been confirmed by the receipt of a deposit, the tariff quoted will be honoured. Rates quoted are based on 2 people in a one bedroom, 4 people for a 2 bedroom, 6 people for a 3 bedroom, anyone extra over 3 yrs will be $50 per night per person (includes extra bed +linen).

Infants 0 – 1 will be free of charge.

Infants 1-3 years if exceeding maximum number of guests for apartment type – $10 per night with no bedding (towel provided)

Infants under 2 years requiring porta cot $15 per night (includes linen). Infants under 2 years requiring portable bed $25 per night (includes linen).

Single night stays incur an additional $50 flat fee on the overnight rate which is included in the price. These stays need to be paid in advance in full.


A deposit is the total of your first nights accommodation will be required at time of booking. The balance of the account is payable on check-in.

PEAK PERIODS – full amount is payable by 4 weeks prior to arrival date – this payment is then non refundable.


We accept Visa, Mastercard, Amex, Cash, Eftpos and direct deposit. No credit card fees.

Unit Allocation

All efforts will be made to place guests in a requested unit, sometimes circumstances beyond our control prevent this, therefore an alternative unit will be allocated.

Smoking Policy

All our units are smoke free, please only smoke outside and on the balcony where ashtrays have been provided. If there is any evidence of people having smoked in our apartments a deodorizing & cleaning charge of $250 will apply.

Cancellation Policy

In the event of the guest desiring to cancel, we must be given 30 days notice(in writing) or more prior to date of arrival where a full refund shall be made. Less than 30 days there will be no refund.

There is no refund for early departure.

Changes to bookings subject to availability and managers discretion a $75.00 admin fee will apply. The booking will then need to be paid in full and will become non refundable. 

If the guest doesn’t show up, they will be charged the full amount.

Peak Season Cancellation Policy

Peak season bookings are non refundable.

Bookings can be moved subject to availability and managers discretion, a $75 admin fee will apply.

Moving a peak season booking the total tariff will remain the same.


Sorry, no pets are permitted on premises.

In the event of a guide dog, assistance or support animal, please let us know at the time of booking. Please also bring the required papers, so we can have it file.
There will also be a $500 deposit for security over the apartment in case of any damage or any extra cleaning that will be needed.

Specials Terms and Conditions

Specials only available on any new bookings made.

Any free nights must be taken as part of initial stay.

Direct bookings that already have a reservation for an upcoming stay will not be allowed to cancel their booking and re-book to take up this offer.

Offer is not redeemable for cash, not valid in conjunction with any other offer and no further discounts or specials apply.


The guest will be liable for payment of any charges incurred, together with all replacements and necessary costs for any damage or loss to the apartment and its contents or the body corporate property caused by the guest and authorizes the manager to charge any credit card for any loss or damage or monetary contribution for which any guest is liable under this document or otherwise. Our housekeepers do not remove rubbish, if the apartment is left in an unacceptable condition, a $75 charge will apply.
